We take out the stresses by organising the planning and approval stages, paying all the associated fees and stepping you through the selections process to help you make sure you end up with a home that you are excited about.
Our First step is to meet you and understand your needs, as every project is different there are many factors that could affect the design, both seen and those hidden from view. At this meeting, we will discuss and provide advice details such as design, layout, functionality & budgets.
A site contour survey is our next step in the process. We now begin to put all the information we have gathered together and begin the design process. At this stage, we will provide you a site plan, floor plan(s) and elevation, we will discuss and make the necessary adjustments and ensure you are happy with the layout & design. Fees apply.
Using our extensive experience we will estimate what we believe the required foundations will be and work an estimate from this experience. We will also price the fittings for the house based upon information we have discussed with you previously regarding your wants and needs. We will meet with you to discuss the estimate and agree on a path forward.
Having collected all the information together, we will provide you with a proposal and which will cover all areas and explain all the finer details. With this information you’ll be able to see the complete materials and finishes proposed, including all of your personal selections, so you can have complete confidence that you’ll get the house you’ve dreamed of.
Once we have agreed on the proposal the next step is to sign up the building contract. We will prepare a HIA Standard Building Contract for both parties to sign, and Contract Deposit required at this stage. We then complete full construction drawings, engineering plans, and necessary reports for CDC lodgement.
Now that we have finalised all details, we will lodge your plans and engineering for CDC with the Building Certifier. Upon receiving approval we will begin the construction of your new home.
Throughout the process we will hold regular meeting with you onsite to check progress and confirm details. We will communicate with you as clearly as possible to make the experience as enjoyable as it can be.
A final handover walk thru will be conducted to ensure you are 100% satisfied.
